Its objective is to grant residency in the European country to foreign citizens, non-EU nationals or residents outside the Schengen Area, through financial investment in real estate and other sectors.

In Brazil, since 2018 it is also possible to obtain permanent residency through real estate investment, thanks to Resolution No. 36 of the National Immigration Council, as a result of the new Migration Law, which came into force the previous year.

Prior to that, stay permits were granted to investors who invested funds in companies, a process that was more complex and also took longer to complete.

With different requirements from the Portuguese initiative, the residence permit can be requested through the purchase of a property in the country. The minimum investment in finished or under construction properties is R$ 700,000 for the North and Northeast states. In other regions, this figure rises to R$ 1 million.

The purchase can be made for both residential and commercial properties, as long as they are in urban areas. This means that rural properties, sites or farms are not included in the project.

After having the investment validated by a Brazilian bank, the investor will gain the right to a provisional authorization valid for two years.

This is a guarantee requested by the Brazilian government, in order to prove that the property is being conserved and remains with the same owner. Once this period has expired and the requirements have been met, the residence permit becomes permanent.

In addition to purchasing the property and the need to keep it for two years, the immigrant needs to live in Brazil for at least 30 days to guarantee residency. If you remain in the country as a resident for four years, the resident is authorized to apply for naturalization.
